Position Overview

The Director position will have day-to-day management responsibility and be the point of contact for all real estate & facilities functions representing our New York office.  Such responsibilities shall include landlord relations, strategic space planning, construction projects, operations budget,  and the management of the overall space operations. The position will be headquartered in New York, NY.

The Director will be responsible for providing and maintaining the appropriate facility services in NY and ensuring a safe and productive employee environment.  This role will all provide all workspace services and ensure all facility maintenance activities are completed in a professional and timely manner.

This position represents Visa’s Global Corporate Services & Real Estate Organization and is a member of the NY site leadership team. The Director will be required to interface with all levels of Visa local management, executive committee members, vendor service organizations, and property managers.

General Qualifications and Responsibilities

Principle Responsibilities and Key Areas:

Be recognized as the subject matter expert for facility operations services and responsibilities.
Proactively communicate with site leadership team to keep them informed of office status, upcoming space needs and benchmarking data to provide context for potential actions or decisions.
Responsible for all space planning for employees in the office.
Responsible for planning NY associated projects, obtaining required approvals, and overseeing all construction activities to completion of the projects.
This position is expected to ensure and continually improve the “colleague experience” supporting employee engagement for the NY office. Create and implement innovative solutions that assist in driving our office strategic priorities.
Support wellbeing & cultural change initiatives.
Oversee and manage all facility services in-house and outsourced staff.
Assist office leadership in planning local events and employee experiences and deliver key outcomes for the office engagement plan.
Manage all office related vendor management contracts and own related Pos. Partner with corporate accounting and procurement processes and procedures.
Develop and maintain a strong collaborative relationship with site leadership, ensure strategic planning is developed by collaborating with business leaders.
Ensure real estate and facility services are delivered at a high level of customer satisfaction.

Financial and Organizational Scope:

Work with Senior Director to develop and implement an annual operating budget.

Track all expenditures to budget while communicating variances.

Work closely with Procurement to establish key vendors and service contracts within Visa’s goals and objectives.

Reporting Relationships and Interactions:

This position will report to the America’s East Coast Senior Director and will be responsible for any employees assigned to the New York office. (Currently 1) to include associated BPOs/Contractors.

Experience in space planning and restack program.
A basic understanding of risk assessment and mitigation strategies
Knowledge of security management and health and safety principles
Effectively work and collaborate with both internal and external clients
Strong customer service and personal interaction skills
Can handle multiple activities
This is a hybrid position. Hybrid employees can alternate time between both remote and office. Employees in hybrid roles are expected to work from the office 2-3 set days a week (determined by leadership/site), with a general guidepost of being in the office 50% or more of the time based on business needs.

Qualifications
Basic Qualifications:
• 10 or more years of work experience with a Bachelor’s Degree or at least 8 years of work experience with an Advanced Degree (e.g. Masters/ MBA/JD/MD) or at least 3 years of work experience with a PhD
• 5-8 years of Corporate Office experience.
• Strong computer skills with high level of knowledge and experience with Microsoft Office products. Excel/Word/Powerpoint important.
• Experience with Concur and Ariba a plus.
• Experience with Nuvolo a plus.
• Experienced in building partnerships internally and externally.
• Strong interpersonal, collaborative, and influencing skills.
• Prioritization skills and ability to manage issues to resolution.

Preferred Qualifications:
• 12 or more years of work experience with a Bachelor’s Degree or 8-10 years of experience with an Advanced Degree (e.g. Masters, MBA, JD, MD) or 6+ years of work experience with a PhD
Additional Information
Work Hours: Varies upon the needs of the department.

Travel Requirements: This position requires travel 5-10% of the time.

Mental/Physical Requirements: This position will be performed in an office setting.  The position will require the incumbent to sit and stand at a desk, communicate in person and by telephone, frequently operate standard office equipment, such as telephones and computers.

U.S. APPLICANTS ONLY: The estimated salary range for a new hire into this position is 138,500.00 to 180,000.00 USD, which may include potential sales incentive payments (if applicable). Salary may vary depending on job-related factors which may include knowledge, skills, experience, and location. In addition, this position may be eligible for bonus and equity.
